The Client & The Challenge
Following our successful project at Camden Place, property owner Edwards Communities again tasked us with addressing another critical need: the aging roofs at Times Square Apartments. The existing roofs, dating back to 2003, were severely outdated and compromised. A full tear-off and replacement was required to protect the property and its residents from the risk of leaks and structural issues.
The primary challenge was to execute another large-scale, multi-building project on an occupied property, requiring meticulous planning to ensure the safety and convenience of all residents.

This project was expertly managed by our specialized commercial division, then known as Contractors Inc., prior to its full reintegration under the Able Roof brand. Our success was built on a foundation of proactive planning and clear communication.

Approximately six months before the project began, our team conducted an intensive, week-long roof assessment across all seven buildings. This allowed us to develop a precise, budget-specific plan which we presented to the client in a detailed consultation. This foresight ensured a highly organized and predictable project delivery.
Phased Execution & Resident Communication
With the plan approved, our team carefully staged materials and provided clear communication to all residents, outlining the project schedule to minimize disruptions to their daily lives. The full-scale replacement included:
- A complete tear-off of the old, compromised roofing systems.
- Installation of new, high-quality architectural shingles.
- Replacement of all critical components, including underlayment, flashing, vents, and soil pipes.
- Navigating tight spaces and limited equipment access while maintaining a clean and safe environment for the community.
