Check for Leaks and Fix Them Immediately
Leaks are the first aspect you should take care of when it comes to preparing for the long winter months. You’re not going to be able to get on top of your commercial roofing systems to fix a leak if it’s too cold or covered in snow; so the time to do that is now. Inspect the Entire Roof and Address All Repairs
Leaks aren’t the only thing that could make your winter rough, if you don’t take care of them before the cold and snow hits. Even the most routine or seemingly menial task should be completed before winter arrives.
Although, you won’t know what to repair until you perform a thorough roof inspection. This inspection includes checking every possible point of entry for water, such as flashings around the perimeter of the roof, and making sure all skylights are sealed and secure.
Once the inspection is completed, you’ll know what repairs are needed. You may have to find the budget for some or all of these repairs, which could set you back a few dollars; but a few dollars spent now can save you a lot of dollars being spent later.
Inspect, Clean, and Repair More Than Just Your Roof
You may think ensuring that your roof is in tip-top shape will keep it safe and sound throughout the winter, but that isn’t the case at all. Items such as gutters, downspouts, and HVAC units all have an impact on the health of your commercial roofing systems throughout the winter.
You need to make sure gutters and downspouts are clean. If they are not clear of debris and anything that could cause a blockage or clog, you are allowing for backups or buildups of debris or water to occur, which can wreak havoc on your precious roof.
Additionally, proper HVAC maintenance is imperative for keeping your commercial roof (and the rest of your commercial building) in good condition throughout the rough winter months. If your building doesn’t have the proper heating conditions throughout the winter, you’ll pay for it over and over again, as the temperatures become colder and colder. Improper drainage of all HVAC lines going to and from your building could also allow water to develop and then freeze; and HVAC doors should not be rusted or rotted.
